About the role
As a Project Manager, you will provide advisory, construction management and project management services to deliver required construction work within the Asset Management plan of various buildings. You will own projects which are initiated from various phases throughout the project lifecycle.
The role supports the Head of Projects who owns the program and project management of Brosnan Maintenance. The Head of Projects leads the delivery of a program of end-to-end construction projects ensuring that customer requirements are fulfilled.
Responsibilities
The role is responsible for working with Brosnan Maintenance clients to support them in identifying, scoping and completing projects for their buildings. The projects fall outside of the maintenance plan but are necessary and key to the overall Asset Management plan. This will include (but is not limited) construction work to replace building components, remedying building defects and upgrade or improvement projects (such as EV charging, solar panels).
The Project Manager will be responsible for engaging and coordinating various stakeholders within the Built Environment. This includes professional services, contractors, and specialist trade contractors. The Head of Projects, and General Manager will provide a pipeline of projects, and when work is completed, the projects are handed over to the Facilities Manager for ongoing asset management.
Experience, Skills and Qualifications
- A minimum of seven years' experience in buildings sector as a consultant or contractor
- Experience in:
- Working on multi-disciplinary projects.
- Leading projects
- Engaging with stakeholders at various levels.
- Proposal writing and winning work.
- Conducting document reviews and report writing.
- Writing PM related technical documents (project plans, progress reports, contract notices)
- Resource and building consent process.
- Procuring materials, subconsultants and subcontractors.
- Contract management or administration on a variety of non-standard and standard forms of contracts.
- Ability to manage time and resources effectively.
- Ability to solve complex problems.
- Ability to use computerised systems at the "above average" level.
- Understanding of the industry related laws and regulations, especially the following:
- Unit Titles Act, including Building Warrant of Fitness requirements.
- Health and Safety at Work Act.
- Construction Contracts Act
- Building Act
- New Zealand Building Code
- New Zealand Standards
